Step-by-Step Measurement Guide

Before You Start
□ Get a tape measure (at least 5 meters long, metal not fabric)
□ Get a calculator
□ Get pen and paper to write measurements
□ Have the BOQ or floor plan ready
Know What You’re Measuring
□ Confirm the BOQ uses floor area (not lot area or building boundary)
□ Understand: floor area = enclosed living space only
□ Understand: square meters = length × width
Choose Your Measuring Method
For simple rectangular buildings (no extensions or odd shapes):
□ Measure overall building length (longest side)
□ Measure overall building width (shortest side)
□ Calculate: length × width = total floor area
Works even if rooms exist inside - as long as the outer shape is a simple rectangle
For complex buildings (extensions, odd shapes, multiple sections):
□ Use room-by-room or section-by-section method (see below)
Measure Each Room
□ Use Measure Each Room Worksheet (in downloadable PDF)
□ Measure longest wall (length) and shortest wall (width) for each room
□ Calculate area: length × width = square meters
□ Add up all room areas for total floor area
For Odd-Shaped Rooms
□ Use Odd-Shaped Rooms Worksheet (in downloadable PDF)
□ Break odd-shaped rooms into rectangular sections
□ Measure each section separately
□ Add sections together for total room area
Check Ceiling Area
□ Check ceiling area in BOQ: _____ sqm
□ Verify ceiling area is almost the same as floor area
□ Flag if ceiling is way larger than floor (red flag)
Compare and Verify (Pre-Construction)
□ Check BOQ’s claimed floor area: _____ sqm
□ Calculate the difference: _____ sqm (_____ %)
□ If difference is more than 5-10%, ask for explanation
□ Check if measurements shown add up to total claimed
□ Confirm all dimensions are labeled on the plan
Monitor Foundation (Construction Start)
